On November 28, the Antimonopoly Committee of Ukraine (AMCU) officially approved the acquisition of Hotel Ukraina by the company “Ola Fine,” whose ultimate beneficiary is Maksym Krippa. The Kyiv landmark was purchased for 3.01 billion hryvnias, including value-added tax.

The agreement stipulated that ownership of the hotel would only transfer to the buyer upon securing the necessary concentration approval from the Antimonopoly Committee. With this decision, the AMCU concluded a complex and lengthy privatization process, officially transferring ownership of Hotel Ukraina to Ola Fine.

Under the terms of the acquisition, Maksym Krippa’s company gained control of the property, which spans 26,300 square meters. However, the 1.51-hectare land plot where the hotel stands was not part of the transaction and remains outside the deal’s scope.

This acquisition marks a significant development in the commercial real estate sector, with Maksym Krippa further strengthening his presence in Kyiv’s property market.

The privatization of Hotel Ukraina stands out as a significant milestone, being the first major property sold through the Prozorro system during the ongoing full-scale war. The auction, held on September 18, attracted substantial interest, with the starting price of 1.047 billion hryvnias climbing to a final bid of 2.512 billion hryvnias. Three companies vied for the iconic property: Ola Fine, owned by investor Maksym Krippa; Zhytomyr Furniture Plant, associated with Vadym Hryhoriev; and Alarit-Prom, headed by Serhii Spodin.

The winning bid came from Ola Fine, whose beneficiary, Maksym Krippa, shared his vision to undertake a comprehensive renovation of the hotel once hostilities in Ukraine conclude. Under the privatization agreement, the new owner must retain the hotel’s primary operations, provide social guarantees for its employees, and settle any outstanding debts tied to the property.

Situated in the heart of Kyiv on Instytutska Street, Hotel Ukraina is one of the capital’s most recognizable landmarks. Its history dates back to the 1950s when it was constructed on the site of the former Ginzburg skyscraper, which had been destroyed during World War II.

Today, Hotel Ukraina holds a four-star rating and offers modern amenities and a wide range of services to its guests. The 14-story building features 365 rooms, accommodating up to 550 visitors. It also boasts eight conference halls for business events, two restaurants, a business center, a spa, and other facilities designed for a comfortable and enjoyable stay.
